Biographies

Joe Badali
Joe Badali has lived in our community for over 25 years, and has been a member of CCC#2 Board of Directors for as long as anybody can remember. Joe is starting to slow down a little, and while he's been our Treasurer for many years, has turned over all financials to fellow board members starting this year. Joe, and his wealth of knowledge about our community, are currently serving the board in an advisory capacity.
Cindy Carroll
Cindy Carroll has lived in our community since 2012, and was recruited to the board by a former board member on the day she moved in. Cindy was elected at her first AGM in late 2012. Since joining the board, Cindy has taken on the role of Board Secretary. Cindy's full-time job is as a Data Analyst in Capital Projects & Facilities Management at one hospital in Ottawa, as well as a weekend job in Administration at another Ottawa hospital.

Cindy's areas of responsibility for the Board this year include receiving and responding to all emails; maintaining up-to-date owners' contact information; preparing CCC#2 documentation - which becomes quite a big job around AGM time due to Ministry requirements; working with the auditors for our annual audit, as well as working with the engineers who perform our Reserve Fund Study. Additionally, Cindy has become responsible for all things maintenance related, which includes many site visits to assess issues, sourcing good contractors, sourcing quotes, and project management.
David McCrossan
David McCrossan has lived in our community since 2012, and has been a member of the CCC#2 board for 8 years. In addition to David's full-time job with an international software company, this year, he has taken on the role of Board President.

Dave's areas of responsibility for the Board include bank signatory; condo fee reception, recording, and collection; ensuring all of our accounts payable are accurate and paid, financial record keeping; and coordinating with our bookkeeper and lawyers. Since the change of our board constitution, Dave has worked very hard with his fellow board members to bring order and process to unpaid condo fees as well as to all of our payables.
Ziad Nemr
Ziad Nemr moved to our community in 2014 and is our newest board member, elected at the October 2023 AGM. Ziad works full-time as a Financial Investor for one of the big banks. In addition to his passion for our community, and his financial savvy, Ziad also speaks Arabic, which has been very helpful more than once already. Ziad has taken on the role of Director this year.

Ziad, along with our Board President, has taken on many of the duties of our Board Treasurer. Ziad's areas of responsibility include bank signatory, maintaining a close eye on our bank accounts and investments, and bringing an incredible fresh eye to our team. Within two months of joining our Board, Ziad did a deep-dive on insurance companies, and has saved us approximately 17k on our 2024 insurance policy. Additionally, with his in-depth investments knowledge, Ziad has made some adjustments to how and where we invest our Reserve Funds, and has realized a huge increase in interest earned (around 35k in interest)which will be reflected in our books at the end of the year.
Shayne Potvin
Shayne Potvin grew up in one of our neighbouring communities, and has lived in our community for 11 years. Shayne was elected to the Board of Directors in 2019, just before the Covid shutdown. Shayne is a hard worker, working full-time in the trades. Shayne has experience in fencing, construction..., and is currently a Project Lead for a local fencing company... and the board appreciates his no-nonsense approach. Shayne's taken on the role of Vice-President this year.

Shayne's areas of responsibility are to support the board in whatever way possible, which has included saving us all money by wielding a chainsaw, hauling tires or other large discarded off our property. Shayne assists with contractors when needed. Additionally, Shayne has created and maintains a much needed record keeping system for all individual unit maintenance records and costs.
